Juni has not been drafted. The phone rings. It is a Mieter who wants to know “wie hoch jetzt die Nebenkostennachzahlung wird”.
The Immobilienwirtschaft has been talking about Digitalisierung for a decade. Inside the German Verwalter profession, the math has finally caught up with the talk. Key Data Point
From end of 2026, all non-fernablesbar Heizkostenverteiler and Warmwasserzaehler must be replaced or retrofitted. From 2027, every Mietgebaeude must run on Funktechnik, and the monthly UVI (unterjaehrige Verbrauchsinformation) under § 6a HeizkostenV becomes mandatory for every Mieter1213. The Verwaltung that has not built a Heizkosten-AI-pipeline by Q3 2026 is the Verwaltung that drowns in BRUNATA, ista, Techem, Minol and KALO files in Q1 2027.
The result is a Verwaltung where the most experienced Sachbearbeiter spend the largest share of their time on the most repetitive work, while Eigentuemerberatung, Beirats-Sitzungen, Sanierungsplanung and Mandantenakquisition get squeezed into the last hour of the day.
